Recent Sales

A nice finish to the season before many of our Equity members head north. Recent Sales

February continued the steady sales trend with 12 closed transactions vs. 15 in 2016. The inventory of properties for sale remains low at 145 (vs 230 two years ago!) so property values are solid. However we still see that should properties not be listed at a comparable price they do tend to sit on the market.

Recent Sales

Some interesting numbers from 2016. We had 143 property sales in the year for $274,453,299. Average sales price $1,919,253 – Sold price was 91% of Listed price – 300 days was the average DOM (days on market), due in large part to number of properties that were priced a little high for the market when listed (2+ years ago). With a reduced inventory and properties priced competitively DOM will go down substantially!

We had a slightly slower finish to the end of 2016 with 8 sales. This is down 53% over the same month last year (15). However with 22 new listings in the last 30 days, and 34 Pending sales the market is still very active (the pending number does include seven Marina 121 reservations with deposits, so they will not close until spring/summer of 2018)
